Le Art
"Le Art" is a condominium project that renovates existing buildings to create new value. To meet diverse needs in areas with high convenience and location value, we renovate and sell company housing and condominiums that are over a decade old.
We maximize the appeal of properties and contribute to the revitalization of the housing market by supplying high-quality renovated condominiums. Furthermore, renovation significantly reduces carbon dioxide and waste emissions compared to new construction, thus contributing to reduced environmental impact and the realization of a circular economy.
In October 2025, we purchased a building that had been used as company housing and renovated it, and began selling it as "Le Art Shin-Koiwa." This property has been recognized for its facilities, such as community spaces and outdoor spaces, and has received the highest rank of "Advanced Model" * under the "Tokyo Children's Growing Up Housing Certification System," which certifies high-quality housing that is easy to raise children in.

Fully renovated apartment "REZET"
Leben Zestock operates a Renewal resale business where you purchase, renovate, and resell a unit in an apartment building. Leveraging this expertise, in December 2025, we launched a new brand called "REZET," which fully renovates entire apartments that have passed their age.
Urban-type Compact Condominiums "NEBEL"
In recent years, the increase in dual-income and single-person households has shifted demand for housing, with a growing need for properties that offer convenience rather than size, such as proximity to city centers or stations. Takara Leben offers the "NEBEL" series of urban compact apartments for singles and DINKs to meet these lifestyle changes for customers.
This series is an urban compact condominium brand that maximizes the manufacturing know-how the company has cultivated through its New built-for-sale condominium business to capture diversified lifestyles. We continue to follow the design, specifications, and equipment quality of the family apartments currently supplied in this compact apartment, and have expanded the "NEBEL" series to various locations including the Tokyo metropolitan area, the region, and Sendai. Going forward, we will continue to support our customers' fulfilling lives by supplying properties that meet the needs of modern lifestyles and society.
High-Grade Rental Residences: LUXENA
Takara Leben leveraged its technology and experience in home building to launch the rental apartment brand "LUXENA" in 2017. The brand name carries the meanings of "LUXURIOUS living space" and "ENABLE for a high-quality lifestyle."
Completed in September 2025, "Lagzena Hirai North" (Sumida-ku, Tokyo) became the first in the "LUXENA" series to obtain the "Tokyo Kodomo Sukusuku Housing Certification System."
The "Tokyo Kodomo Sukusuku Housing Certification System" is a system by the Tokyo Metropolitan Government that certifies high-quality homes that consider residents' safety and ease of housework, and that provide facilities and services that support child-rearing, thereby creating a child-friendly environment. This property was praised not only for its location with playgrounds, childcare, educational, and medical facilities within walking distance, but also for its structure that prevents falls from balconies and open corridors, as well as safeguards against falling objects.
Concept rental apartment "LUXENA+"
Takara Leben aims to meet the diversified and segmented housing needs and provide additional added value to living spaces by launching the new series of rental apartments called "LUXENA+," which adds a special concept to the high-grade rental apartment series "LUXENA."
This series is characterized by the addition of special concepts to meet needs such as "I want to fully enjoy my hobby of music" and "I want to live with my pet," including apartments equipped with soundproof rooms in all units and apartments with dog runs.
"LUXENA+ OTO Minami-Senju"
Launched in February 2025, "LUXENA+ OTO Minami-Senju" (Arakawa-ku, Tokyo) is a rental apartment building equipped with soundproof rooms, as its name "LUXENA+ OTO" suggests. While maintaining the sophisticated style that is characteristic of "LUXENA," which boasts high design and comfort, all units are equipped with soundproof rooms of D-70 * or higher and a 200V power supply system, achieving an acoustic environment and quality that meets the needs of professionals, including musicians.

"LUXENA+ PAWS Fujisawa"
Completed in January 2026, "LUXENA+ PAWS Fujisawa" (Fujisawa City, Kanagawa Prefecture) is not just a typical "pet-friendly" rental property, but a concept-based rental apartment building themed around "luxury rental x pet-friendly," designed for living with your beloved life partner.
The shared facilities include a natural grass dog run and a grooming room, and each unit features pet-friendly flooring, wallpaper, and nanoe™ generators. Furthermore, residents can access a reliable 24-hour telephone consultation service (Anicom 24 *) with veterinarians and other specialists.

Commercial facility brand "soremo"
Takara Leben will launch its first commercial facility brand, "soremo," starting January 2026. "Soremo" is a commercial facility brand offered by Takara Leben, and both of those that satisfy the desires you want.
As a hub that revitalizes local communities and supports people's lives, we plan to gradually expand these bases mainly in major cities across Japan. Following the first project built in the center of Sendai City, Miyagi Prefecture, 'soremo Sendai Higashi Nibancho Street,' we are currently constructing '(tentative name) soremo Ginza 6-chome' in Chuo Ward, Tokyo. We aim to be a facility that brings new vibrancy and value to the Ginza area, where people from all over the world gather.
Logistics facility brand "L.PORT"
Takara Leben has launched the logistics facility brand "L.PORT." The new brand "L.PORT" combines the initials of "LOGISTICS" and "LEBEN," with "PORT," meaning port or gate.
In December 2025, the first property, "L.PORT Miyoshi," was completed in Miyoshi City, Aichi Prefecture. Located in a prime location with access to both the Mikawa area, where manufacturing is concentrated, and Nagoya City, it adopts a "low-floor" platform tailored to the needs of the Mikawa area and is equipped with 12 berths. By installing solar panels on the rooftop and using the generated electricity within the facility, we contribute to reducing environmental impact. Additionally, it adopts earthquake-resistant design to ensure safe cargo handling.
Services that meet diverse needs
Idea Competition "Shinjoshiki (New Common Sense) Pic"
PIC stands for "Personal Innovation Challenge," a new business creation system that invites business ideas that leverage employees' knowledge, experience, and free thinking, and aims to commercialize them after internal review. MIRARTH HOLDINGS Aiming to create new value for the group, it was offered as an opportunity to take on and realize challenges of their own will, and in 2025, it will be held for the fourth time. Applicants refine their ideas through mentoring and training, and take on the final presentation to the executives. Proposals that pass the final review proceed to the acceleration phase (business validation), and if profitability and market viability are recognized, the commercialization is officially decided. Proposers can choose from a variety of career paths, such as 'independence as a business company,' 'appointment as head of a new department,' or 'idea transfer.'
Through our previous challenges using Pic, we have achieved the first-ever patent acquisition for our group.
Rainwater intrusion identification system
MIRARTH HOLDINGS has obtained a patent for a rainwater intrusion location identification system that efficiently and appropriately resolves complex leak issues that frequently occur in buildings, aiming to provide services that provide peace of mind for residents of apartment buildings and other apartment buildings.
Conventional methods for identifying water leaks typically involved injecting a detection gas lighter than air into the leak location (indoor side) and using a detector on the exterior wall (outdoor side) to pinpoint the leak in the wall. However, this method had drawbacks, such as the limited inspection range of the detector, which required scaffolding to be erected on the exterior wall for close-range inspection, resulting in costs for scaffolding and a longer time required to identify the leak.
This patented system injects a safe gas mixture for detection into the leak point and uses a camera that visualizes the detection gas to take images from outside the building, thereby identifying the location of rainwater intrusion. Because scaffolding is not required, it can efficiently investigate leak locations in large buildings such as high-rise condominiums, and is expected to reduce investigation costs and shorten investigation periods.
The system described in this patent was proposed in the new standard Pic.
Renovation in Accordance with the Times and the Region
Leben Zestock offers quality pre-owned condominiums that meet the needs of diversifying lifestyles. We buy used condominiums that are being leased, and after the tenants move out, we renovate them to specifications that match the times and the local area, transforming them into attractive condominiums. We have succeeded the "LEBEN" brand of newly built condominiums, which combine high design quality and comfort of living, and have achieved an unprecedented level of renewal condominiums.
Choice of Leaseback Plans
Leben Zestock offers a "leaseback" service that allows you to continue living in your current home after the sale. In addition, we have prepared three option packages: "Omakase Leaseback," "Mimamori Leaseback," which regularly confirms the safety of elderly people aged 65 and over, and "Ultra-Short-Term Leaseback," which allows people to live in the property by paying only running costs such as management fees and repair reserves, to meet diversifying needs.

Since our first award in 2013, our group has received numerous Good Design Awards for various products and initiatives. The Good Design Award is not simply a competition of outward beauty; it is awarded to anything built with ideals and purposes, as part of a movement to improve lives and society through design.
Our group deeply resonates with this philosophy and, through our challenge to win this award, continues to present our creative achievements to society at large. Beyond mere form-making, we pursue designs that consider the comfort of residents and the resolution of social issues, thereby contributing to the realization of a sustainable society.

"LEBEN Higashikawaguchi GRANDEST"
"LEBEN Higashikawaguchi GRANDEST" is a mixed-use apartment complex seamlessly connecting the station, government office, and residence. As Saitama Prefecture's first PPP (public-private partnership) condominium, this tower boasts the largest and tallest floor in the area, perfectly located just a one-minute walk from the station, and is equipped with public facilities such as an administrative center and police boxes to support citizens' lives. It serves as a model case for projects centered on private housing as the core of urban development. This project aims to address local issues by constructing large-scale mixed-use condominiums as a unique solution to issues such as aging government facilities and increased citizen satisfaction, which has been engaged in housing development.
In addition to providing a highly convenient living environment through the integration of housing and public services, the project was recognized for creating open spaces that connect with the community through the development of public open areas and plazas, and was awarded the Good Design Award for 2025 as a project that transcends the conventional framework of housing.
LEBEN Ueda Chuo GALLDEA
Located in the central urban area of Ueda City, a castle town in Nagano Prefecture, 'LEBEN Ueda Chuo GALLDEA' is a 13-story residence that responds to the city's requests for residential and urban function guidance. Located along the historic shopping street 'Unnocho Shopping Street' dating back to the Edo period, this designer residence features a refined appearance that reflects the castle town of Ueda, responding to the needs of residents to live in the city.
The first-floor store space is used in collaboration with the Ueda City Shopping District Federation as an "incubation shop" aimed at nurturing new local businesses, creating connections between homes and the local community. In terms of design, we propose a futuristic, compact lifestyle as an attractive design residence, with approaches reminiscent of solemn corridors.
Amid the nationwide shift toward compact cities, the project was recognized for promoting a sustainable urban vision that blends historical heritage with modern living, encouraging residents to become part of a long-established local community. It was awarded the 2024 Good Design Award for this contribution.
Issuance and Explanation of "Guide to Important Disaster Preparedness Information"
Our company and Takara Leben have been promoting initiatives to deepen residents' understanding of how to respond during disasters. As part of this effort, we developed our company's unique "Disaster Prevention Important Matters Explanation Document," which conveys disaster prevention guidelines tailored to nearby evacuation sites and regional characteristics. In addition to the legally mandated "Important Matters Explanation Sheet" during real estate transactions, this system, which reliably conveys disaster prevention knowledge tailored to each region, was highly regarded as an advanced soft measure that incorporated a wide-area disaster prevention perspective beyond a single building. This commitment to "designing for the safety and security of residents" has been recognized, and this initiative received the 2024 Good Design Award.
"USE OF MODEL ROOMS AND SALES CENTERS AS DISASTER RESPONSE SITES" Project
The model rooms created when selling built-for-sale condominiums show customers what completed built-for-sale condominiums will be like and serve as sales negotiation sites. However, they are frequently built for individual condominiums and torn down after all units are sold. We are promoting efforts to open this model room to the general public as a disaster prevention center, equipped with preserved food and water essential for daily life in the event of a disaster. Efforts began in FY2019, and installation was completed at all model rooms of condominiums sold by Takara Leben. We will actively use our expertise in efforts such as supplying condominium unit buyers with disaster kits and will expand these sites.
"10 for All" Safety Assurance Service and "KIT+" Personal Disaster Kits
Our group is committed to going beyond simply providing housing as a "product," and instead pursuing "qualitative richness" that is tailored to the lives of those who live in it. As a symbolic initiative in this regard, we have developed and provided the long-term peace-of-mind guarantee service "10 for ALL" and the personal disaster prevention kit "KIT+ (Kit Plus)."
"10 for ALL" is a system that provides long-term support for peace of mind after handover through extended warranties on home equipment, 24-hour emergency response, and inspections and repairs of private areas. In addition, "KIT+", which won the Good Design Award in 2016, is a folder-file type disaster prevention kit that proposes the habit of each family member thinking for themselves about what they need in the event of a disaster and preparing accordingly. This unique idea, which focuses on "individual needs," was highly praised as a new perspective on disaster prevention at the time.
The knowledge and expertise gained through these initiatives regarding "safe and secure living" form the foundation of our current housing development and service development.

IoT Delivery Box "THROUGH TAKU" Project
With the expansion of online shopping and delivery services, the increase in redeliveries has become a social issue. To address this issue and improve convenience for residents, our group has introduced "THROUGH TAKU," an integrated delivery box for the entrance, in some of our properties.
"THROUGH TAKU" is a system that installs a delivery box next to the entrance of each apartment. Residents can use their smartphones to digitally unlock the lock while away from home, allowing for smooth package retrieval even when they are out, thus contributing to a reduction in redeliveries.
Furthermore, it eliminates the inconveniences of conventional shared-area delivery boxes, such as "not being able to use them due to insufficient space" and "the difficulty of carrying heavy packages to the apartment," proposing a stress-free last-mile delivery solution for both residents and delivery companies.
LUIC Project, a unique water system
The "Luic" project is an original Takara Leben water system that is dedicated to "water," including providing purified water for all aspects of daily life. Since its launch in 2008, it has been adopted in the company's own brand condominium series, transforming the fundamental aspect of daily life by changing "water," which is fundamental to daily life, and has transformed the lives of many people.
The "Luick" project has continuously evolved by incorporating new technologies. Currently, it consists of "Takara no Mizu," which allows purified and activated water to be used from taps throughout the house; "Takara no Mirabath Vision," which provides a cleansing and warming effect from ultra-fine bubbles simply by soaking in the bathtub; and "Takara no Mirable Shower," which uses water containing ultra-fine bubbles to improve skin and hair quality. "Takara no Mirabath Vision" is equipped with functions such as fluctuating baths and spot care, and also features the "Microiony" function, which removes dirt in the bathtub with activated oxygen atoms, making it a facility that caters to a wider range of lifestyle needs.

Adapting to New Lifestyles
Standard Installation of EV Charging Outlets
Our company and Takara Leben are advancing the installation of standard charging outlets for electric vehicles (EVs) in the flat parking spaces of New built-for-sale condominium condominium brands such as the "LEBEN" brand and the urban compact condominium "NEBEL" series.
The EV charging outlets will be installed using flexible configurations to meet diverse needs, such as dedicated spaces and shared-use setups, based on the battery capacity of different vehicle models. A dedicated smartphone app will be used to calculate and manage electricity usage. Users will be charged based on consumption, with payments handled by a third-party billing service and transferred to the condominium management association.
- * In principle, one outlet will be installed if the parking lot has fewer than 10 spaces. For lots with 10 or more spaces, outlets will be installed for 10% of the total.
Smart Home Service "eLife"
Takara Leben has introduced the smart home service "eLife" in all units of LEBEN Yashio GRANFORDE. By focusing on smart integration of home equipment that is difficult to install after move-in, the property delivers an advanced residential experience equipped with the latest IoT devices.
Through the dedicated smartphone app HomeLink, residents can check the status of their home locks while away and lock or unlock doors remotely. By linking the app with the phone's GPS, they can also control home equipment on the go, such as automatically starting to fill the bathtub on the way home or adjusting the room temperature via the air conditioner. Other features include automatic curtain operation based on residents' daily routines, smart lighting control, and temperature and humidity adjustment linked with a humidifier. These IoT-enabled functions deliver both enriched comfort and convenience for everyday living.
Pabbit: Convenient Parcel Pickup on Your Floor, Even When You're Away
In the logistics industry in recent years, a serious shortage of drivers and an increase in redeliveries have become pressing issues, and improving transportation efficiency is now essential. Since trucks and other vehicles used for transporting parcels emit CO₂, reducing redeliveries also helps lessen environmental impact.
Takara Leben has introduced "Pabbit" at LEBEN Wako THE GRANDE, the first large-scale condominium with over 300 units, to install dedicated delivery boxes on each floor for every residence. Even when residents are away, parcels can be securely received. Leben Community is also working to expand the system across other condominiums it manages. With Pabbit, partnered couriers can use a tracking number to unlock the security system and deliver packages directly to the floor-specific box for each unit. This reduces the need for redelivery. By easing the stress of waiting for deliveries or handling heavy packages, and by cutting CO₂ emissions from repeated trips, it also contributes to environmental goals and supports the achievement of the SDGs.
Non-Touch Keys and Non-Contact Elevators
At LEBEN YOKOHAMA YAMATE ONE WARD COURT (Kanagawa Prefecture), a property completed in February 2023 to commemorate the 50th anniversary of the founding of the Takara Leben Group*, facilities that take into consideration the lifestyle of the New Normal, provide security and safety for residents. When residents enter the building from the outside, they can unlock the auto-locking door without touching it by simply passing the dimple key (with built-in IC chip) of their unit entrance over the sensor at the common entrance. Elevators are also equipped with a function that allows users to operate floor buttons simply by holding their hands over them.
- * Developed to commemorate the 50th anniversary of the company's founding (September 21, 2022), the property is positioned to "contribute to the infrastructure of the local community with a location that could become a new landmark, such as a historical or historic site or a rare location."
