MIRARTH HOLDINGS, Inc. and Takara Leben Co., Ltd. aim to make the disaster-resistant condominium system "MIRARESI," equipped with solar panels and storage batteries, standard on all new built-for-sale condominium properties, including the condominium brand "LEBEN " and the urban compact condominium "NEBEL" series*.
"MIRARESI" is a next-generation resilience system designed to reduce household financial burdens by utilizing renewable energy generated from solar panels installed in condominiums, and in the event of a disaster, to operate water supply pumps powered by batteries for disaster preparedness, thereby ensuring water and electricity and maintaining residents' quality of life.

Renewable energy-based condominium service

Takara Leben and FAMILYNET JAPAN CORPORATION, a member of the Tokyo Electric Power Group, have signed a business partnership agreement for "Takara Leben with CYBERHOME," an internet service and energy-related service aimed at realizing a decarbonized society.
Additionally, as a solar power generation service introduced in this service, Takara Leben and TEPCO Energy Partner Incorporated have signed a "Basic Agreement on the Introduction of Enecali Plus."  Enecali Plus is a solar power service provided by TEPCO Energy Partner, allowing residents to install solar power generation equipment with “zero initial cost” and to use the electricity generated at a fixed monthly rate.

Takara Leben with CYBERHOME customizes and provides energy services, including internet connectivity, bulk condominium power reception utilizing renewable energy, power supply for common areas of condominiums, gas supply, and Renewable Energy Certificates, tailored to the specific characteristics of condominiums sold by Takara Leben. Furthermore, by introducing Enecali Plus into this service, renewable energy can be utilized in the common areas of the condominiums, and power generated by solar power generation will remain available even during power outages.
The collaboration among Takara Leben, FAMILYNET JAPAN, and TEPCO Energy Partner has realized a condominium service that enhances property value and contributes to decarbonization through the expansion of renewable energy, while keeping installation costs for internet and energy service equipment as well as various usage fees low.

Supply of renewable energy to managed condominiums

Our group is working to supply electricity generated at renewable energy power plants owned by MIRARTH Energy Solutions Inc. to the common areas of the high-grade rental condominiums "LUXENA,"  managed by Leben Trust Co., Ltd. By utilizing a specified wholesale supply scheme, we have established a system that delivers 100% renewable energy power directly from MIRARTH Energy Solutions power plants to Leben Trust-managed properties through retail electricity providers. Since August 2025, we have been gradually implementing this system, realizing an energy circulation model where clean electricity generated within the group is consumed at group-managed properties.

This collaboration will not only contribute to a decarbonized society but also enhance the added value of environmentally friendly condominiums. It will lead to increased asset value for properties and stronger appeal to environmentally conscious residents, and we plan to further expand the number of properties covered by this system in the future.

Solar power generation systems are standard equipment in detached houses for sale

Leben Home Build CO., LTD. offers the service "MIRARTH Smile Roof (tentative)," which installs solar power generation systems as standard in newly built detached houses for sale in Tokyo.
This service utilizes the "Smile Roof"*1ervice provided by Osaka Gas Co., Ltd., allowing you to install a solar power generation system with zero initial cost*2. The electricity generated is prioritized for the home's power supply, allowing residents to reduce the amount of electricity purchased from power companies. Additionally, it reduces environmental impact by cutting CO₂ emissions and contributes to disaster prevention measures by serving as emergency power during power outages caused by natural disasters.
Going forward, we will also consider standardizing this service for properties provided by prefectures and municipalities outside Tokyo.

  1. *1 "Smile Roof" is the name of the zero-cost initial installation service for solar power generation provided by Osaka Gas Co., Ltd. A service contract requires a contract between the customer and Osaka Gas. By paying a monthly service fee, you can use electricity generated by solar power facilities within your home. After the 10-year service period ends, the electricity sales income will belong to the customer.
  2. *2 Installation costs within the scope of standard construction for a newly built property are free of charge. Installation of power generation monitors and use of materials outside of standard construction will incur additional charges.

Special Award Winner in the "Chiyoda Ward Global Warming Consideration Action Plan System"

MIRARTH HOLDINGS, Inc. received the "Special Award" in the FY2025 "Chiyoda Ward Global Warming Consideration Action Plan System." 
The "Chiyoda Ward Global Warming Consideration Action Plan System" aims to promote and spread global warming-conscious behavior among businesses within Chiyoda Ward toward the realization of the ward's "Zero Carbon Chiyoda by 2050 (a carbon-free society)" vision. Each year, from the implementation status and plans of each business site's "environmental activities," "environmental education," and "community contribution activities" reported to the ward, it recognizes particularly outstanding initiatives with four awards: the “Chiyoda Ward Global Warming Consideration Award (mandatory submission category/optional submission category),” the “Community Contribution Award,” and the “Special Award.” A selection committee selects exemplary initiatives based on criteria such as "innovativeness," "uniqueness," "impact," "community adaptability," and "social contribution."
In addition to formulating medium- to long-term targets for the realization of a decarbonized society by 2050 and obtaining “SBT certification,” our company was awarded the "Special Award" for “visualizing” greenhouse gas emissions across the entire group and building a management system.

Acquisition of Low-Carbon Building Certification

Our company and Takara Leben have installed solar panels as standard at all New built-for-sale condominium properties we supply, promoting the introduction of renewable energy. We are working on ZEH (ZEH-M Oriented) and promoting certification for low-carbon buildings.
Low-carbon buildings refer to those constructed within urbanized areas and similar areas where measures have been taken to reduce carbon dioxide emissions generated from daily life and activities.
Going forward, we will continue to aim for homes that contribute to a sustainable future through obtaining this certification.

Introduction of Hydrogen Vehicle “MIRAI”

MIRARTH HOLDINGS Group is promoting the introduction of next-generation mobility solutions with low environmental impact as part of its commitment to realizing a decarbonized society. 

As one of the initiatives, in December 2024, the Takara Leben Chubu Branch introduced “MIRAI,” a hydrogen-powered fuel cell electric vehicle (FCEV) (manufactured by Toyota Motor Corporation), as a company vehicle. One unit was introduced and is used for daily business operations.
Going forward, the entire Group will continue working to reduce greenhouse gas emissions by introducing clean vehicles that produce no CO₂ during driving.

Achieving Certifications for Managed Properties

MIRARTH Real Estate Advisory and MIRARTH Asset Management promote the acquisition of environmental certifications such as "DBJ Green Building* and "CASBEE" for their managed properties as part of environmental consideration in asset management operations.  

  • * DBJ Green Building: A program established by Development Bank of Japan Inc. in April 2011 to evaluates real estate based on environmental and social considerations. Properties are evaluated comprehensively, covering not only environmental performance but also tenant and community engagement, as well as seismic resilience.

Promotion of LEDs

For the purpose of effective use of resources and reduction of running costs, we are promoting the replacement of lighting installed in managed properties with LED lighting, which has a longer life and consumes less power.

Leben Trust, a real estate leasing and management company, actively proposes environmentally friendly capital investments to owners, such as the use of LED lighting in common areas of managed properties, to promote energy conservation in buildings.

MIRARTH Real Estate Advisory, which is entrusted with asset management of MIRARTH Real Estate Investment Corporation, is promoting environmentally friendly measures to reduce environmental impact and improve indoor environment.

To reduce water consumption in office buildings, we use rainwater for toilet flushing water, conduct awareness raising activities for tenants, and install "water-saving panels" to reduce the amount of water used in the water supply.
In addition, by displaying educational posters in common areas and tenants' private areas, we are promoting the reduction of greenhouse gas emissions and waste by fostering awareness of electricity conservation and the 3Rs.

Initiatives in Condominium Management

Regular Cleaning Using Environmentally Friendly Detergents

As part of its commitment to environmental friendliness in condominium management services, Leben Community has officially introduced highly biodegradable plant-derived surfactants since FY2022.

Although plant-based detergents had been introduced on a trial basis at some properties since FY2021, the plant-based detergents at that time had less cleaning power than conventional detergents and did not meet the quality required for the services. After a number of trials and errors, we have officially introduced a detergent that does not fall under the PRTR system* and that takes environmental recycling into consideration. Currently, the detergent is used at sites where cleaning and janitorial staff belonging to Leben Community work.

  • * PRTR system: A system under which business operators are required to monitor and report to the government the amount of chemical substances released into the environment (air, water, and soil) from their business sites and the amount transferred out of their business sites in waste materials, which may be harmful to human health or the ecosystem.
