Fukui Station Railway Street North District B Block Type 1 Urban Redevelopment Project (LEBEN Fukui Chuo ARCGATE)
The "Fukui Station Front Tram Street North Area B District Type 1 Urban Redevelopment Project," in which Takara Leben participated as a member of the union, was completed in January 2026.
Located in the central urban area in front of Fukui Station, this redevelopment district has developed into one of the prefecture's leading commercial areas since the early 1950s. However, in recent years, it has faced serious challenges such as aging buildings, an increase in vacant stores, and the advancement of a super-aging society. This project aims to resolve these issues by promoting rational and sound high-density land use and fundamentally renewing urban functions.
建物内には、商業・医療・住宅の機能を複合的に整備、1階には居酒屋やベーカリーカフェを、2階には内科クリニックや通所リハビリセンター等の医療福祉施設が備わっており、日々の利便性と安心を支えます。本施設3~10階部分には、当社が担当した総戸数62戸の「レーベン福井中央 ARCGATE」があり、駅前の高い利便性を存分に享受できる都市型住宅として、福井における新たなライフスタイルを提案します。
Furthermore, this redevelopment project also plays a role in connecting Fukui's history and culture to future generations. In the "marunouchi TERRACE" plaza developed within the site, benches have been installed that are made from processed and reused "Shakudani stone," a rare type of stone unearthed in this redevelopment area and also used in the stone walls of Fukui Castle. In addition, the exterior wall tiles of the building incorporate a color scheme reminiscent of the beautiful green of Shakudani stone, demonstrating a design that cherishes the memory of the region. We aim for this new space of vibrancy and relaxation to contribute to the further revitalization of the city center.
Odawara Station-front Condominium Reconstruction Project (LEBEN ODAWARA THE TOWER)
MIRARTH HOLDINGS has been participating in the "Odawara Station Front Joint Building Condominium Reconstruction Project" in Odawara City, Kanagawa Prefecture since 2017 as a participating union member and project collaborator. In June 2024, the "LEBEN ODAWARA THE TOWER", a mixed-use project integrating residential and commercial facilities with medical and commercial facilities, was completed.
This project was undertaken to rebuild the so-called "Shinkansen Building," originally constructed in 1975, which had structural issues in terms of earthquake resistance. Since joining in 2017, the Odawara Station-front Condominium Redevelopment Association, of which the Company (then operating under the name Takara Leben) is a part, has obtained a "Rebuilding Resolution" based on the Act on Building Unit Ownership and recognition under the "Program for the Development of High-Quality Buildings." Demolition and new construction proceeded in accordance with the approved plans. Located just a one-minute walk from the west exit of Odawara Station, where the JR Tokaido Shinkansen and other lines operate, the property offers both an exceptional location and asset value. With 190 units in total, it is the largest and tallest residential development in the area*, designed as a high-grade residence.

Development of High-Quality Buildings in the Odawara City Sakaemachi 2-Chome Central District
Our company is implementing the "Odawara City Sakaemachi 2-chome Central District Excellent Building Development Project *" in Odawara City, Kanagawa Prefecture, and is working to create a vibrant and peaceful urban environment.
In this project, we developed the mixed-use facility 'LEBEN Odawara SKYS THE TOWER,' which integrates commercial and residential spaces. This facility features a high level of design that serves as a city landmark, incorporating excellent earthquake resistance, disaster prevention, and environmentally conscious spatial design. In the low-rise commercial area (approximately 2,900㎡), tenants will be attracted to create continuity with the shopping street, fostering close community formation with nearby shopping and neighborhood associations, and mutually enhancing circulation and convenience to serve as a hub for people's interaction. Additionally, on the mid- and high-rise floors, 286 residential units will be provided, featuring shared facilities that emphasize resident comfort, creating high-rise residences close to the elevation of Odawara Castle's main keep. The goal is to increase the permanent population in the central urban area of Odawara and contribute to the sustainable development of the local community. Construction of the new building began in November 2024, with completion scheduled for March 2028. In March 2026, a media interview for the condominium gallery was held. At the media press conference, greetings from Takara Leben executives and staff were held, property explanations, Q&A sessions, and a tour of the model room.
Odawara City has set forth the "Basic Urban Corridor Policy Policy," aiming to "Revitalize a lively and peaceful town ~ Realizing a town you'll want to visit (increasing exchange population) and a city you'll want to live in (increasing permanent residents)~." As part of this, this facility recreates the once-bustling Nakamise Shopping Street at this facility in response to requests from local shopping associations and the government. In the central urban area of Odawara City, various challenges are facing such as the decline of retail businesses, the problem of abandoned bicycles, and aging buildings. MIRARTH HOLDINGS Through this project, the Group aims to address these regional issues and promote the sustainable urban revitalization advocated by Odawara City.

Urban Redevelopment Project in Machikatacho and Toriyokocho First District, Numazu City, Shizuoka Prefecture
Takara Leben formed a joint venture with Fujita Co., Ltd. and signed a specified business agency contract with the Machikata Town and Tsuyokocho First District Urban Redevelopment Association in Numazu City, Shizuoka Prefecture, in January 2025.
This project is a redevelopment initiative aimed at revitalizing part of the historic arcade shopping district, which was established in 1954 as Japan's first fire-resistant and communal architectural shopping street, aiming to revitalize the city center. After demolition work in October 2024, new construction will begin in October 2025, with completion scheduled for September 2028.
The new building will have 10 floors above ground and 1 basement floor. The first floor will house commercial shops and a community open space, while the second to tenth floors will contain 105 residential units. The community open space on the first floor will be open to the public as an open space continuous with the shops, and is planned to be used as a place of relaxation for visitors and as a community hub that will create new vibrancy in the area.
In conjunction with this redevelopment project, we have also introduced the "Streetscape Environment Improvement Project" to renew the public spaces of the arcade and surrounding roads. Discussions are being held with the Numazu City government, along with not only the members of this redevelopment association but also stakeholders from other block redevelopment projects and people from the shopping district, regarding the improvement and maintenance methods of the pedestrian space in front of the facility.
Our group will work in close cooperation with land and building rights holders and local governments to address urban challenges and improve livability, while contributing to urban regeneration through the creation of safe, secure, and attractive communities.
Redevelopment Plan for Former Department Store Site
Takara Leben plans to acquire land centered around the site of the former Okajima Department Store, which was the face of the Kofu city center since its opening in 1843, and plans to develop a mixed-use facility consisting of residences, commercial facilities, and a self-parking lot, which will be the third building development in the city.
This facility will include the largest residence in the prefecture, as well as next-generation commercial facilities inheriting the "DNA of Okajima," a plaza capable of hosting events, and a self-parking garage. The aim is to promote an increase in "urban living," including migration from urban areas, and to attract visitors to the city center, creating a starting point for residents and visitors to move around, and contributing to the revitalization of the city center.
Kofu Tanabata Festival
Takara Leben has been a sponsor and participant of the Kofu Tanabata Festival in Kofu City, Yamanashi Prefecture since 2023. As part of the ongoing redevelopment of the former Kofu-Okajima Department Store site, we seek to build ties with the local community and contribute to the revitalization of the city.
The Kofu Tanabata Festival is an annual festival held in Kofu City around the time of the Tanabata festival, and is a summer tradition in Kofu City. In 2025, our third time participating, approximately 78,000 people attended over three days, and 48 of our employees participated as staff, running a flavored popcorn and yo-yo fishing stall, which was very well received.
Minamikoiwa 6-chome District Type 1 Urban Redevelopment Project
Our company, along with Nomura Real Estate Co., Ltd. and Shimizu Corporation, participated in the "Minami-Koiwa 6-chome District Type 1 Urban Redevelopment Project" in Edogawa Ward, Tokyo, as a participating member and designated business agent.
This project aims to realize the "Basic Urban Development Plan for the Area Around JR Koiwa Station," which was formulated by Edogawa Ward in January 2009. It will create a lively atmosphere and improve the living environment and safety and security of the area by promoting the efficient use of land, and will involve the "Minami Koiwa 7-chome West District," which was completed in 2015, the "Minami Koiwa 7-chome District," for which a preparatory association was established in August 2016, and the ring road that will be developed to connect these projects.
Located at the entrance to the Flower Road shopping street, this project aimed to create a facility that would become the face of JR Koiwa Station. It also focused on creating continuity between sections of the building, taking advantage of its station-front location, and was developed in stages by forming three blocks, I to III.
Block I was completed in December 2020, and the commercial building, which has 10 floors above ground and a total floor area of approximately 7,122 square meters, opened to the public in July 2021.
Block II was completed in May 2022. It has 22 floors above ground and 1 basement floor, with a total floor area of approximately 29,148 square meters. In addition to residential units (233 units), it also includes commercial spaces, offices, and parking.
"FIRSTA III / Proud Tower Koiwa Front" in Block III began accepting residents in March 2026. This complex, consisting of 33 floors above ground, 1 basement floor, and a total floor area of approximately 53,153 square meters, comprises residential units (367 units), commercial spaces, and a public bicycle parking area. A deck on the second floor connects it to the adjacent "FIRSTA II / Proud Tower Koiwa First" (Block II building), creating a fitting hub at the entrance to the Flower Road shopping street, to which the project site belongs, and contributing to the formation of a three-dimensional pedestrian network.

Participation in General Incorporated Association Koiwa Station Area Management Organization
Several large-scale redevelopment projects are currently underway in the area surrounding Koiwa Station on the JR Sobu Line, which has been in operation for more than 100 years.
The Koiwa Station Area Management Association (KOITTO *1) was established as an organization to promote the new Koiwa that will be reborn through redevelopment, with landowners, developers, residents, and users working together. Our company, which is participating in the Minami-Koiwa 6-chome District Type 1 Urban Redevelopment Project, is participating as a special supporting member.
KOITTO is engaged in (1) promotion of projects and events that promote regional cooperation and collaboration, (2) operation and utilization of the KOITTO TERRACE area management base, (3) area branding activities in the Koiwa Station area, and (4) consideration of public space utilization in line with the progress of redevelopment.
In Block I of this redevelopment project, "FIRSTA I," the area management hub "KOITTO TERRACE" has been established to promote area management around Koiwa Station.

Regional Revitalization
UKIHA RIVERCAMP: A Campsite Repurposing a Former School
Takara Leben has opened UKIHA RIVERCAMP, a new campsite developed in collaboration with VILLAGE INC, a company that plans, develops, and operates camping and glamping sites across Japan. The site makes use of the former Himeji Elementary School building in Ukiha City, Fukuoka Prefecture.
The camp site is situated adjacent to the Kumanoue River and surrounded by lush greenery, offering a natural setting where visitors can experience the unique beauty of the local environment, such as fireflies dancing by the riverside in the summer. It also provides a wide range of content that takes advantage of the features of the former school facility.
This project utilizes underutilized real estate, which had been a regional issue in Ukiha City, and contributes to the revitalization of the city (increasing the number of visitors, promoting tourism, utilizing local specialty products, creating local employment, etc.). In the event of an emergency, the facility can also be used as an evacuation center, contributing to disaster prevention in the region.
Kagoshima Airport Hotel Project
タカラレーベンは、51年にわたる歴史を持つ旧「かごしま空港ホテル」の建替えプロジェクトを始動しました。旧「かごしま空港ホテル」は、鹿児島空港に近接するエアポートホテルとして公共性も高く、鹿児島の玄関口として重要な役割を担ってきました。その意志を受け継ぎ、鹿児島の活性化に貢献できる新ホテル「HOTEL LEBEN PLACE KAGOSHIMA AIRPORT(仮称)」の建設工事に、2025年12月より着手しました。

HOTEL THE LEBEN OSAKA
Takara Leben 's "HOTEL THE LEBEN OSAKA (Hotel The LEBEN Osaka)" has won the "Rakuten Travel Gold Award 2025" at the Rakuten Travel Awards, and the "Rakuten Travel Hotel & Ryokan of the Year" award is given only to the most outstanding among the winning establishments. 2025' was simultaneously selected as the 10th overall nationwide winner.
" HOTEL THE LEBEN OSAKA" is an urban hotel located in a location suitable for both tourism and business. Guest rooms focus on calm design and comfort, providing a pleasant stay.
In the overall review of Rakuten Travel, the comfort of the facilities was highly praised, and many warm comments were also received about the staff's service and the excellent amenities, earning the trust of many customers due to the high quality of both hardware and software.
Hiyokayama Park Redevelopment Project: Creation of a Vibrant Community Hub and Management and Operation Project
Our company was selected as the operator for the "Hiokayama Park Redevelopment Activity, Management, and Operation Project" promoted by Kakogawa City, Hyogo Prefecture, and the group we participate in was selected as the operator, and we have signed a basic agreement with Kakogawa City.
This project aims to enhance the appeal of Hiokayama Park in Kakogawa City, Hyogo Prefecture, create further vibrancy, and establish a sustainable and progressive management and operation system. Kakogawa City is advancing comprehensive park development and management through public-private collaboration by promoting "Park-PFI *," "designated management operations for the entire park," and "Design Build (DB) for the first phase development area."
It aims to contribute to new Value Creation in the park and revitalization of the region.

Chuo Ward Sakuragawa Park Public-Private Partnership Project
The corporate group "Tsumugu Sakura no Mori Partners," led by Takara Leben, has been selected as a candidate for the establishment of the "Chuo City Sakuragawa Park Public-Private Partnership Project (Park-PFI Project)," which was solicited by Chuo Ward, Tokyo.
Sakuragawa Park is a park developed on the site of the 'Hatchobori,' a waterway excavated during the Edo period as a waterway for shipping, which was reclaimed and reclaimed. It features a multipurpose plaza, playground equipment, flower beds, and more, and has been loved by many residents, but due to aging facilities and the need for redevelopment, the entire Sakuragawa Park has been redeveloped.
"Tsumugu Sakura no Mori Partners" is an organization composed of six companies, including the representative company Takara Leben. In the redevelopment project involving six companies in collaboration, the concept word "Tsumugu" is established with the aim of creating spaces centered on park users that embrace diverse values and needs—people, nature, and communities—and has established three implementation policies: "Connecting People and Nature," "Connecting People and Communities," and "Connecting People and Communities." By integrating park maintenance and park management, it aims to become an attractive place in the region and a long-term hub for the local community.

AQUAIGNIS AWAJISHIMA
Takara Leben and MIRARTH Asset Management are participating in the "AQUAIGNIS AWAJISHIMA" (Awaji City, Hyogo Prefecture) project, a complex natural hot spring resort. This facility is the first Park-PFI project in Japan to be certified as a national park.
We believe that this project will contribute to regional revitalization and increase the value of the region as a new business scheme in cooperation with not only local governments but also other industries. MIRARTH Asset Management (formerly Takara Asset Managment) decided to invest in the project because it is located at the northern end of Awaji Island, with excellent access from the Kansai region; it is a destination on Awaji Island, which had been a transit point; and it has the same potential as Aqua Ignis and VISON in Mie Prefecture, where Aqua Ignis already operates.
We will continue to work hand in hand with national parks, as we did in this project, to find better ways of public-private partnerships, as we strive to develop the tourism industry on Awaji Island and revitalize the region.
Globalization
Our group is advancing initiatives that contribute to regional revitalization and urban development through living not only in Japan but also overseas. Going forward, we will continue to contribute to creating livable environments overseas, focusing on New built-for-sale condominium businesses rather than just expanding our business in the Philippines, Thailand, and Vietnam.
Furthermore, we have established a local subsidiary in Cambodia to enter the biomass fuel business utilizing cashew nut shells. Our aim is to contribute to Cambodia's economic development by expanding local employment and improving labor productivity through the introduction of Japanese manufacturing operation technology, while also promoting the diversification of our business portfolio by expanding our business bases overseas from those previously limited to Japan.
"ANARA," a detached housing project in the Philippines.
Takara Leben has partnered with OVIALAND, INC., a developer specializing in detached housing developments primarily in San Pablo City, Laguna Province, Republic of the Philippines, to participate in "ANARA," their third detached housing project in the Philippines.
This project is a detached housing development in Baliwag City, Bulacan Province, located 73 km north of Manila, the capital of the Philippines. Bulacan Province is adjacent to Metro Manila and boasts the second largest population in the country with approximately 3.7 million people, with Baliwag City being the second largest city within the province.
Due to soaring housing prices in the metropolitan area, demand is shifting to the suburbs, and this project is located in an area that allows for commuting to Metro Manila. The city center has a concentration of essential infrastructure such as shopping malls, schools, and hospitals, and infrastructure development is progressing in the suburbs, including the new Manila International Airport (scheduled to open after 2028) and the railway network (MRT-7, North-South Commuter Railway, etc.), which is expected to further increase the potential of the area as a commuter town. This project will include 276 detached houses (92 single-attached houses and 184 quad houses) on a site with a total area of 43,299.67 m², as well as shared facilities such as a clubhouse, and sales are scheduled to begin after April 2026.
Sentro, a detached housing project in the Philippines.
Takara Leben participated in the second detached house project in the Philippines, "Sentro," in collaboration with OVIALAND and INC.
This project involves the development of detached homes in San Pablo City, located about 80 kilometers southeast of Manila, the capital of the country. Laguna Province is known as a popular residential area for commuters working in Metro Manila and nearby industrial zones. The project enjoys a prime location just a 10-minute drive from central San Pablo. With convenient access to commercial facilities such as SM Mall, it offers a highly livable and well-connected environment.
Construction began in November 2024, and handover started in October 2025. A total of 758 units, including detached houses and townhouses (with shared facilities such as a clubhouse), have been completed on a site with a total area of 92,808 square meters.
Detached Housing Development in San Pablo City, Philippines
Takara Leben is participating in the "SAVANA SOUTH PROJECT," a detached housing development in San Pablo City, the Philippines, in collaboration with OVIALAND, INC. This marks the Group's third overseas residential development, following condominium projects in Vietnam and Thailand.
The project is a detached housing development in San Pablo City, Laguna Province, located approximately 80 kilometers southeast of Manila, the capital of the nation. Laguna serves as a commuter base for people working in Metro Manila and nearby industrial parks. The development covers approximately 6.5 hectares and will offer a total of 657 homes. Construction began in January 2024, with handovers starting in December 2024.

Modiz Vault Kaset Sripatum, a condominium project in Thailand.
Takara Leben and Takara Leben Thailand have partnered with ASSETWISE PUBLIC COMPANY LIMITED to jointly participate in "Modiz Vault Kaset Sripatum," our fourth condominium development in Bangkok, Thailand.
Located in the Lat Yao area of Chatuchak District, approximately 9 kilometers northeast of central Bangkok, this new built-for-sale condominium spans a site area of 8,592 square meters. The development comprises two reinforced concrete buildings, one with 21 floors and the other with 7, proudly offering a total of 798 units, including 11 commercial spaces.
Furthermore, its convenient location, just an 8-minute walk from BTS Green Line's Bang Bua station, provides direct access to Bangkok's central Siam station in approximately 30 minutes. Moreover, it is situated in the same area as "Kave Seed Kaset," the second joint project with ASSETWISE, and is adjacent to Kasetsart University, making it an ideal location for students. Due to its excellent location and rich educational environment, this project is attracting attention not only from students but also from other prospective buyers. Handover is scheduled to begin in June 2026, with full completion planned for August of the same year.
Thai detached housing project "Malton Reserve Pinklao-Kanchana"
Takara Leben has joined the "Malton Reserve Pinklao Kanchana" project in collaboration with Major Development Public Company Limited (MJD). This marks our fifth project in Bangkok and our first entry into the detached housing market in the city.
This project is located in Thawiwattana district, approximately 15km west of central Bangkok, and will include 19 detached houses and shared facilities such as a clubhouse on a 21,913m² site. The project area offers high levels of convenience, being approximately a 10-minute walk from major roads such as Kanchanasepeak Road and commercial facilities. Furthermore, the MRT Blue Line's Lak Song Station is about a 10-minute drive away, providing access to Silom Station in central Bangkok in approximately 25 minutes.
Furthermore, this area is subject to urban planning regulations that stipulate a minimum lot size of 400 square meters per house, and there are also height restrictions. As a result, unlike the cluster of skyscrapers in the city center, it is characterized by an orderly streetscape thanks to the spacious plots of land.
Atmoz Flow Minburi, a condominium project in Thailand.
Takara Leben and Takara Leben Thailand are working on the condominium business "Atmoz Flow Minburi" in collaboration with ASSETWISE PUBLIC COMPANY LIMITED, a developer in Bangkok, Thailand, which is involved in a number of development projects.
"Atmoz Flow Minburi" is a newly built condominium for sale in Minburi District, approximately 20 km northeast of central Bangkok, completed in November 2023. The property boasts a site area of 9,652 m2 and consists of three eight-story reinforced concrete buildings with a total of 739 units. The property is also located about an 8-minute walk from the Mimburi Market station on the New Pink Line, which opened in January 2024, and is conveniently located near the main street that circles Bangkok. With 35 common facilities including an outdoor swimming pool, communal kitchen, co-working space, and open-air library, residents can spend their time exercising, relaxing, or working to suit their diverse lifestyles.
Within the area of the project, "Mingle Hill Minburi, " a commercial facility owned and operated by ASSETWISE, has also opened and is used not only by residents but also by nearby residents. In the future, new condominiums will be developed for sale in four phases in the "Wise Park Minburi" where the project is located.
Haiphong, Vietnam "THE MINATO RESIDENCE"
"THE MINATO RESIDENCE" is the first large-scale condominium development project (site area 12,760 m² / 26 floors above ground / 924 units) in Hai Phong, Vietnam's third most populous city, where development, construction, and management are all handled by Japanese companies, with Takara Leben and Fujita Co., Ltd. in charge of development and construction, and Leben Community Vietnam management.
In the new urban area "Water Front City," which is expected to continue to grow and develop commercially, the south wing was completed in November 2021, the north wing in February 2024, and the central park in April 2024 as a complex condominium with commercial facilities, and "THE MINATO RESIDENCE" was completed.

MIRARTH Energy Solutions established MIRARTH Agri Tech Co., Ltd. (local subsidiary in Cambodia) to enter the biomass fuel business utilizing cashew nut shells from Cambodia.
By building a local factory, we aim to expand local employment and improve labor productivity through the introduction of Japanese manufacturing operation technologies, contribute to Cambodia's economic development, where GDP per capita is about one-twentieth of Japan's, and expand business bases that were previously limited to Japan overseas, thereby promoting diversification of our business portfolio.
Participation in the biomass fuel production business
This project aims to extract cashew nut shell liquid oil (CNSL), a plant-derived liquid fuel that is expected to have uses such as as a substitute for heavy oil, from cashew nut shells, and to utilize it as a biomass fuel.
Furthermore, with the support of the Japan Oil, Gas and Sustainable Energy Cooperation Organization (JCCP), we are working to verify the efficiency of using the "post-extraction residue" generated after extraction as a solid biomass fuel.
We are developing a system that utilizes cashew nut shells to generate energy from both the extracted liquid fuel and the residue, ensuring that nothing goes to waste and that resources are recycled.
Cashew nut processing and sales business
This business processes and sells cashew nuts. In June 2024, at the "Cashew Nuts Outstanding Processors Competition in 2024" hosted by the Agricultural Industry Bureau of the Cambodian Ministry of Agriculture, Forestry and Fisheries, cashew nuts produced locally at the factory were highly praised for their thorough hygiene management and obtaining manufacturing licenses, earning the "Honorary Award." In November of the same year, the company signed a contract with Nuts2 B.V., based in the Netherlands, for cashew nut shipments, enabling continuous shipments from Cambodia to Europe. We exported about 16 tons per 20-foot container.
In 2025, the Ministry of Commerce of the Kingdom of Cambodia will hold a signing ceremony for the "LOI (Letter of Intent)" regarding the cashew nut business, and MIRARTH Green Tech will also hold a signing ceremony for the "MOU (Memorandum of Understanding) with sales companies," signing a sales agreement to promote the cashew business. Furthermore, since August of the same year, MIRARTH Green Tech has been selling cashew nuts from Cambodia at FamilyMart stores nationwide.
