ZEH Condominiums

In line with the MIRARTH HOLDINGS Group policy of "Providing environmentally friendly buildings and spaces," we provide homes where families can live with peace of mind by maximizing the use of renewable energy while giving consideration to the global environment. We position these homes as the standard for next-generation housing. As part of this initiative, we have actively promoted condominiums equipped with solar power systems.

Following the inclusion of multi-unit residential buildings in the government’s 2030 policy targets related to Net Zero Energy House (ZEH)*1, Takara Leben has been promoting the widespread adoption of ZEH-M (ZEH condominiums). Through these efforts, we are further enhancing our environmental considerations while working to provide better homes for our customers.
Furthermore, since obtaining the ZEH-M Oriented *2 certification for the Nagano Nakagosho Project in March 2022, we have continued to obtain certifications. In FY 2026, we aim to obtain more certifications nationwide.

It has also obtained third-party certification under the Building Energy-efficiency Labeling System (BELS) based on the Act on the Improvement of Energy Consumption Performance of Buildings.
While creating a comfortable indoor environment year-round, it reduces utility costs through energy savings, delivering eco-friendly homes that are beneficial to both the planet and household budgets through the future.

By enhancing insulation performance and combining it with high-efficiency features such as LED lighting, water-saving faucets, and double-glazed Low-E glass, it realizes a comfortable and energy-efficient living environment.

LEBEN TOYAMA JINTSU HONMACHI ONE TOWER (Toyama City, Toyama Prefecture) ensures high insulation performance required for ZEH condominiums by installing insulation materials not only to exterior walls and return sections but also to the ceilings. For the window openings, metal-frame sashes and double-glazed Low-E glass are used. The condominium has received Grade 4 in the Thermal Insulation Performance Grade*under the Energy Efficiency Performance Standards, compared with Grade 3 for typical condominiums. It has also achieved Grade 5 in the Primary Energy Consumption Grade. Furthermore, it has obtained the highest 5-star rating under the Building Energy-efficiency Labeling System (BELS), which calculates and evaluates primary energy consumption on a five-point scale.

THE LEBEN NAHA SHINTOSHIN PARK PREMIST (Naha City, Okinawa Prefecture) adopts high-efficiency systems to reduce primary energy consumption by more than 20%*1  for the entire building, including common areas. The condominium has obtained both ZEH-M Oriented certification and Low Carbon Building*2 certification, and offers next-generation standards beneficial to both the environment and residents’ lifestyles.

The Group has set the adoption rate of the ZEH standard for detached houses as a KPI and achieved a 100% adoption rate*in FY2025. LEBEN PLATZ KAZO HANASAKI PARK (Kazo City, Saitama Prefecture) is ZEH-level energy-efficient residential development that adopts insulation materials that enhance thermal insulation performance and durability, as well as double glazing that provides comfort in both summer and winter. By increasing  heating and cooling efficiency, the houses offer a comfortable indoor environment and an energy-efficient lifestyle with reduced energy loss. In addition, they offer excellent earthquake and fire resistance performance to prepare for emergencies.

L.Biz MATSUYAMA ICHIBANCHO (Matsuyama City, Ehime Prefecture) has obtained “ZEB Ready” certification, which is granted to buildings with excellent environmental performance. In addition, it has also received the highest 6-star rating under the Building Energy-efficiency Labeling System (BELS).

"ZEB Ready" is a certification granted to advanced buildings that are designed with Net Zero Energy Building (ZEB)*1in mind, featuring a highly insulated building envelope and highly efficient energy-saving equipment. At L.Biz MATSUYAMA ICHIBANCHO, efforts to improve the insulation performance of the building envelope include strengthening insulation materials and using double-glazed windows (Low-E glass) compared to typical buildings to reduce the air conditioning loads. In addition, the indoor air conditioning units are equipped with human and floor temperature detection functions to improve efficiency and energy savings. Furthermore, by adopting total heat exchangers with CO₂ sensors and LED lighting fixtures (with dimming control and motion sensors), the building achieved a 59% reduction in energy consumption excluding renewable energy.

The building has also received an "A-rank" rating under the Comprehensive Assessment System for Built Environment Efficiency (CASBEE)*2 for Buildings (New Construction). In addition to its high energy-saving performance, the building's overall quality, including indoor comfort and environmental considerations, was comprehensively evaluated.

LUXENA YOGA (Setagaya-ku, Tokyo) has achieved an A-Rank rating under the Comprehensive Assessment System for Built Environment Efficiency (CASBEE) for Buildings (New Construction).

The building adopts the energy-efficient brand ECOCUBE, which combines energy efficiency with high thermal insulation. Features such as highly insulated inner sashes, high-efficiency air conditioners, and heat-recovery ventilation fans contribute to improved indoor comfort and energy efficiency, including lower utility costs.

In the common areas, a geothermal heat pump system* has been installed to help reduce greenhouse gas emissions. Each private unit is equipped with a heat-recovery ventilation system that continuously supplies fresh air at a temperature close to the indoor temperature, ensuring consistent comfort. In addition to these systems, rooftop greening and other sustainable features have been introduced. The building has been recognized for its high environmental performance, achieving both energy efficiency and excellent thermal insulation.

This project has also been approved for a subsidy under the Tokyo Metropolitan Government's "Local Production for Local Consumption Renewable Energy Expansion Project," administered by the Tokyo Metropolitan Government (Tokyo Environmental Public Service Corporation, a public interest incorporated foundation). As of December 7, 2023, it became the first subsidized initiative in Tokyo to utilize geothermal energy in the common areas of a multi-unit residential building.

L.Biz NIHONBASHI (Chuo-ku, Tokyo) enhances indoor environmental quality by controlling thermal loads through the building envelope and controlling indoor temperature and lighting. To promote the use of natural energy sources such as solar power, the building ensures sufficient floor height and features a curtain wall*. Furthermore, to help conserve non-renewable water resources, it also adopts water-saving fixtures to reduce water consumption.

These environmental features earned high recognition, and this property received an A-Rank rating under CASBEE for Buildings (New Construction). This is the first building in the Company's office building series to achieve this rating.

Environmental Initiatives through ISO 14001 Certification

Recognizing the need to promote environmentally conscious practices in the general construction industry, in 2008, Leben Home Build acquired ISO 14001 certification, the international standard for environmental management systems. We continue to operate our environmental management system by setting targets for reducing industrial waste generated from our construction activities at work sites and regularly evaluating our progress.
