Please give us an overview of "L.Biz NIHONBASHI."
"L.Biz" is offered as a "small to medium-sized high-grade office building brand that creates success in a business space where corporate leaders choose and gather." As a compact building with a different market than large buildings, we focus on development in urban areas and expect stable operation.
L.Biz NIHONBASHI, which has recently achieved an A rank in CASBEE, is a property conveniently located just a two-minute walk from Nihonbashi Station on the subway, with standard floor area of approximately 90 tsubo (approximately 300 sq. m), and plans for restaurants and retail use on the first and second floors.
Could you please tell us why you decided to aim for CASBEE certification for this project?
In addition to being located in a great location, this property is a relatively large-scale project within the L.Biz series, so in order to make it the flagship property, the entire group has decided to work toward achieving the sustainability activity goal of "Acquisition of environmental performance certification."
Was there anything you focused on in developing this project?
By focusing on installing highly efficient air conditioners, adopting LED lighting, and planting greenery on the building's walls, we have achieved reduced environmental impact and high environmental performance.
Furthermore, through careful consideration, such as introducing CFT construction (concrete filled steel tubes), which was a first for our company, the building has not only excellent safety (earthquake resistance and fire resistance), but also flexibility and comfort have been ensured, with one floor providing a set-up office (an office that can be rented with the interior completed). This building is relatively large even among the L.Biz series, and allows for highly flexible layouts and short-term occupancy.

What were the outcomes achieved through the project design?
Not only has it acquired an A rank in the CASBEE for new construction, but it has also been able to appeal as an environmentally friendly property. Through these efforts, we have been able to broaden our range of leasing opportunities, such as attracting companies with environmentally conscious needs, and we are now able to appeal to companies that do not meet our traditional needs. Through this cycle, we believe that we can establish the "L.Biz" brand and improve rental income.
In addition, we used glass curtain walls for this property. Not only did we pay attention to the lighting, but we also wanted to create a sense of quality, and we hope to make this the standard specification for L.Biz in the future.
What challenges did you face in carrying out this project?
The timing of aiming to obtain CASBEE for New Buildings certification came after construction had already begun, and we had to deal with readjustments to the materials we were using, rising prices, and changes in logistics conditions from various countries, making it difficult to adjust costs and construction schedules.
Not only for this property, but recently, we have had to discuss with the general contractors we work with and change the way we think about construction schedules. In addition to adjusting costs and construction schedules, we are facing various issues such as securing human resources.
What thoughts and attitudes have you kept in mind when carrying out this project?
As we are promoting the development of "L.Biz" as a high-grade office building brand, we place great importance on design and comfort. We are expanding not only to the Kanto region, but also to Kansai, Chukyo, Kyushu, and Shikoku, and we feel that our brand power is improving in the industry. By providing high-grade specifications despite being small to medium-sized, we hope to contribute to a wide range of needs, such as well-located buildings and downsizing relocation needs, satellite offices, and step-up needs for venture companies, and we will strive to develop it as a sustainable business.

Currently, the real estate industry emits a lot of greenhouse gases in all business activities related to construction, such as procurement, construction, and demolition. Rather than repeating the cycle of scrap and build, we believe that creating comfortable, high-quality spaces that are loved by many people and that are evaluated as "buildings that can be left for a long time" will help reduce greenhouse gas emissions and lead to the future happiness of people and the earth.
