Could you please give us an overview of the 50th anniversary property, "LEBEN YOKOHAMA YAMATE ONE WARD COURT"?
LEBEN YOKOHAMA YAMATE is a complex of 228 residences that stands at the foot of the quaint Yamate mountain. Located in a quiet residential area, this flagship project for LEBEN brand allows for an active lifestyle in the Yokohama area.
In addition to a variety of shared facilities including a party room and fitness room, the apartment complex consists of 6 buildings and offers over 60 different plan variations.
Please tell us how this project came about.
This site was previously the site of company housing for a general corporation, but had been vacant since it was demolished about 10 years ago. The reason for the long vacancy was the over 40m elevation difference within the site, and although many developers had attempted to develop the site, they had given up on the idea due to the high level of difficulty.
Thanks to the know-how we have cultivated and the cooperation of the intermediary company and the design office, we were able to take advantage of the difficult shape of the land and turn it into a business. We surpassed other companies in terms of in-house consideration and speed of decision-making, and I believe we were able to realize a business plan worthy of the 50th anniversary property.
Was there anything you focused on in developing this project?
As mentioned above, the site has an elevation difference of over 40m, and was scheduled to be designated as a special landslide alert area. By building an apartment building on this land, we were determined to contribute to the creation of a safe town.
We ensured safety by rebuilding almost all of the retaining walls, and planned a building consisting of six buildings by utilizing six foundations that had been formed on the previous site. In addition, taking advantage of the approximately 9m difference in elevation from the road on the south side, we arranged the three buildings facing south as if they were standing on a hill, making the building highly visible and a symbol of the town. Furthermore, we widened the road on the east side of the site by approximately 3m and developed a park of approximately 950㎡ on the southeast side of the site, and we believe that this project, with a total development area of over 13,000㎡, has not only brought happiness to the residents, but also created a safe community.

What were the outcomes achieved through the project design?
"Personally, this was the first project I was in charge of, so every task was fresh and helped me grow. In particular, projects involving land development are not something I often have experience with, so this was a property that allowed me to gain valuable knowledge as a buyer.
The fact that we were able to commercialize a property with such high visibility and impact in the nationally popular Yokohama area has earned us praise from other developers and real estate agents, and it has become a property that our company can be proud of. (HB)
Based on our company's vision of "THINK HAPPINESS AND MAKE THE HAPPINESS." we were able to minimize the risk of landslides that also affect neighboring residents. Our construction of this property helped lift the landslide warning zone, which we believe has contributed to the local community.
In addition, we have significantly widened the road on the east side of the site, which has long been a problem due to its high traffic volume, and we feel that we have been able to embody the kind of town development that allows not only the residents but the local community to live in peace of mind. What challenges did you face in carrying out this project?
The land was scheduled to be designated as a special landslide alert area, so every day we had to consider the project while taking the risk of having to abandon it was nerve-wracking.
At the time of purchase, we had not yet considered all the details, such as the scope of work and the construction method, and there were a huge number of issues to consider.
This was an extremely difficult project that we could not have accomplished alone, but thanks to the tremendous cooperation of the construction company and design company, we were able to see it through to completion.
What thoughts and attitudes have you kept in mind when carrying out this project?
Although this isn't limited to this project, we placed great importance on communication. There were a great many issues that needed to be resolved and quick decision-making was required, so we worked closely with various parties both inside and outside the company to ensure that confirmation, consideration, and decision-making could proceed smoothly within our company.
Because so many people were involved, it was difficult to coordinate the various opinions that came up, but thanks to everyone coming together to work towards the success of the project, we were able to build a system of cooperation both inside and outside the company, which I think was extremely helpful.
I would like to continue to value the approach of working on projects with a sense of unity across departments.

We feel that it is our mission as developers to transform unused or dangerous land, like the one we are seeing in this project, into something that can contribute to the local community.
I believe that solving the issues each region faces and creating comfortable, safe, and vibrant towns will bring happiness to the future of people and the planet. (HB)
Of course, we want to realize a comfortable lifestyle for our residents, but we also want to keep in mind that we want to contribute to the local community.
